Terms of Use

These terms govern your use of Hong Kong Lot Viewer ("the tool"). By creating an account, you agree to these terms.

The service

The tool lets you view and search Hong Kong lot boundaries using Hong Kong Government open data and APIs — including data from the Lands Department, Planning Department / Town Planning Board, and Buildings Department, obtained via the Common Spatial Data Infrastructure (CSDI) Portal, DATA.GOV.HK, and Esri China (Hong Kong) Ltd. (a third-party redistributor, not a government body). You may use the tool for both personal and commercial/professional purposes, including in the ordinary course of a property consultancy, valuation, surveying, or legal practice — this is permitted because the CSDI Portal's and DATA.GOV.HK's own Terms of Use each expressly allow use of their Data "for both commercial and non-commercial purposes," subject to attribution and the other conditions in those Terms of Use, which this tool complies with (see "Intellectual property" below). The tool may be offered free of charge, as a paid subscription, or a mix of both tiers at the operator's discretion, and is currently in active development — features, tiers, pricing, and this policy may change as it develops.

No affiliation with the Government

This tool is an independently operated product. It is not operated, endorsed, sponsored, or affiliated with the Government of the Hong Kong Special Administrative Region ("the Government"), the Lands Department, the Development Bureau / CSDI Portal, the Planning Department, the Town Planning Board, the Buildings Department, or any other government body. Some map layers are sourced from these departments' open data but redistributed via Esri China (Hong Kong) Ltd., a private company — not a government body. Any reference to a government department, dataset, third-party redistributor, or trademark describes only the source of the underlying open data, and implies no relationship, licence, or endorsement between the operator and that department or company.

Tiers

  • Guest — no account needed. View the map and search by address or building name.
  • Trial user — create a free account to additionally unlock DD Lot number search (e.g. "DD124 Lot50"), the Zoning and Village Environ overlays, and nearby-lots loading, for 3 months from registration. Once that window lapses, these lock again.

We may, at our discretion, extend an individual account's access beyond what's described above. Any such extension is not advertised within the tool and confers no ongoing entitlement beyond what we've granted.

Your account

You're responsible for keeping your password confidential and for all activity under your account. Provide accurate information when you sign up. We may suspend or terminate accounts that violate these terms, abuse the service, or misuse the underlying government APIs.

Acceptable use

You agree not to: use the tool for any unlawful purpose; scrape or automate requests against it or the underlying government APIs beyond normal interactive use; reverse engineer the tool; or interfere with its normal operation.

No warranty

The tool and the government data it displays are provided "as is" and "as available", with no warranty of accuracy, completeness, currency, or availability. The tool is not official advice and is not a substitute for official government records — always verify anything important directly with the relevant government department. Access to the underlying government open data and APIs is outside our control and may change or be withdrawn at any time without notice; the tool may stop working, in whole or in part, as a result.

Any area shown (marked with a "~", e.g. "~ 560 sq ft") is calculated from the lot's mapped polygon boundary — or, where supplied by the data source, its LOTAREA attribute — and is not a registered area, survey area, or any other official measurement. It is provided for informal reference only and must not be relied upon.

Limitation of liability and indemnity

To the maximum extent permitted by law, the operator disclaims all warranties, express or implied, and accepts no liability whatsoever — whether direct, indirect, incidental, special, or consequential — for any loss, damage, cost, or expense arising from your use of, or inability to use, the tool, from any error, omission, or inaccuracy in the data it displays, or from any action taken in reliance on it. You use the tool entirely at your own risk, and agree to indemnify and hold the operator harmless against any claim, demand, or proceeding — including any brought by the Government of the Hong Kong Special Administrative Region or any of its departments — arising from your use of the tool.

Cap on liability. To the maximum extent permitted by law, and without limiting the disclaimer above, the operator's total aggregate liability to you arising out of or in connection with the tool or these terms — however arising, whether in contract, tort (including negligence), or otherwise — shall not exceed the total subscription or licence fees actually paid by you to the operator for the tool in the 12 months immediately preceding the event giving rise to the claim. If you have paid no such fees (e.g. you use a free or trial tier), the operator's total aggregate liability to you shall not exceed HK$100. This cap does not apply to liability that cannot lawfully be limited or excluded, such as liability for death or personal injury caused by negligence, or for fraud.

Intellectual property

Government data displayed by the tool remains the property of the relevant Hong Kong Government departments and, where obtained via the CSDI Portal or DATA.GOV.HK, the Government and that platform as its source. The tool's own code, design, and compilation belong to its operator, other than the underlying government data itself. Use of the underlying government open data displayed by the tool — including any commercial use by you — is permitted under, and remains subject to, the CSDI Portal's Terms and Conditions of Use (portal.csdi.gov.hk/csdi-webpage/doc/TNC) and DATA.GOV.HK's Terms and Conditions of Use, both of which require the Government and the relevant data source to be clearly identified and their intellectual property rights acknowledged, and require the user to indemnify the Government and relevant organisations against claims arising from that use — obligations this tool's own attribution notices are designed to help you meet, but which remain yours as the end user of the data.

Ending your account

You may stop using the tool, or request deletion of your account and data, at any time by emailing info@hklotviewer.com. We may also suspend or terminate your access for violating these terms.

Changes to these terms

We may update these terms from time to time. Continued use of the tool after a change constitutes acceptance of the updated terms.

Governing law

These terms are governed by the laws of the Hong Kong Special Administrative Region.
